Rooms were clean, good size with everything we needed for self catering and the pool was big with lots of sunbeds. Staff were lovely and helpful by telling you all you need to know about the island and how to get around. Location was quite quiet and far from the busier parts of the island but we didn't mind travelling as it meant we made the most of our holiday!

The Hotel was accessed up a very steep hill and appeared to be kept clean and tidy, was fairly modern inside with some signs of wear. Most of the staff were very helpful and pleasant, only exception was one lady on reception; everything seemed to be to difficult for her like passing your room key off the shelf. I just got that awkward feeling as if, How dare you make me stand up and turn around?. I asked her if I could upgrade to include breakfast she replied "Not really because you may not want breakfast one day then I would have wasted my time writing out a voucher."

Rooms were larger than I was expecting with plenty of hot water all the time, a good fitted shower and a bath, also centre ceiling fan in main sleeping area, air conditioning at no extra cost, however it was switched on and off centrally and went off during the day. Rooms were serviced almost every day with fresh linen and towels about three times a week.

There is a mini market in the basement selling all manner of things, bottled water was 1 Euro 70 for a one and half litre bottle or, you could walk about 5 minutes up the road and buy 6x 2 litre bottles for 3 Euro 50. The pool was very good with plenty of sunbeds and brollies and the pool bar was fairly priced with a good level of choice. About what you would expect. Serving a good variety of snacks and other things. It was very busy at weekends.

Over all I found this hotel a very good base to explore the Island. There is a lovely sandy beach just 20-25 minutes bus ride away. Buggiba and Qwara can be reached by local bus about 15-20 minutes. There is a local bus stop just a 5 minute walk away, buses do have air conditioning however get very full. A weekly travel card will cost 22 Euros. For that you can hop on and off as many buses as you like to any where on Malta and valid for Gozo too. You'll just need to pay the ferry fare which is 4 Euro 45 return.

Was ok for the money, but on our arrival we were met by a rude arrogant security guard who was as much use as a chocolate fireguard, he slammed a form on the desk and yelled fill in, he then slammed 2 keys onto the desk and pointed to the lift and yelled 6th floor, we were never told about the facilities or where we could get a drink etc etc. Our room was lovely but the beds were very very hard, the other couple who went with us didn't have a balcony and their view was a large plant on a ledge. We asked next day if there was chance of another room for them which they said yes at a price, so they decided to stay in the room they were given, even though the hotel was half empty. We had our towels and bedding changed once in the full 7 days we were there. The rest of the reception staff were very friendly it was just the guy at night. The pool bar was only open from 12 'til 4pm and the prices were way above the norm, and the hotel bar which opened at 6pm was the same, very expensive. Very disappointed with the location as we did not realise it is in the Xemxija part of St Pauls Bay, rather than the bay itself, and the area is very quiet with no beach either.

Great facilities at this hotel. The only reason it didn't get a 5 star rating is that one of the reception staff really lets the place down.

The room was clean, we were on the ground floor, the balcony was a disappointment, water pouring onto it from other floors!! Only cleaned and fresh towels once in 7 days. No entertainment as advertised. Pool and pool bar really nice, but food expensive there. One terribly ignorant women on reception rest of staff really nice. Location was in a quiet area and up a steep hill.

The apartment was roomy with sufficient storage space and full width balcony including airer (2nd Floor). The shower was powerful, plenty of hot water and clean soft white towels were provided daily. The hotel was spotless, all areas including dining room, bar, pool and communal areas were kept clean and the staff were friendly, helpful and efficient. Breakfast provided ample choice for all the family and tasted good; cereals, cold cuts, fully cooked, fruit, yoghurt toast and jam. The cooking facilities in the room were basic and included a 2 ring hob, microwave and toaster. I had to nip out for a bottle opener, corkscrew and tin opener as they were not available but in general the utensils, crockery and equipment were sufficient for our purposes. There was plenty of room around the pool area to suit those wishing to stay next to the pool or choose a quieter terrace lounger. The pool is 1.5m deep and there is no shallow end; great for swimmers and water activities however a small baby pool can be found on a higher terrace. The bar and terraces looked very attractive and were comfortable however guests tended not to utilize this facility in the evening, perhaps due to the limited menu or, perhaps more likely, as this is a franchise, due to a lack of welcoming atmosphere, shame really. Our room looked straight across at the pool, (although this is second floor, ground is actually in the basement and 1st floor is slightly below ground level at the poolside of the hotel) nice in the evening however the balcony lights all switch off at 11pm. The hotel was very quiet during the night, we were not disturbed by neighbours or even pool users in the morning. We used the fan at night to provide a little fresh air and this was ideal. The balcony curtains were heavy and blacked out light to allow good nights sleep.
